Step 1 - An offer was accepted. What are the immediate steps? Escrow will be opened and we will wait for the earnest money to be deposited by the buyer. The buyer will be scheduling their home inspection if that is applicable.
Step 2- Once the home inspection is completed, we need to prepare for the request for repairs. The focus should be on any major mechanical issues.
Step 3- As we wait for the appraisal to be ordered, we want to make sure we are prepared for the appointment.
Step 4- As we wait for the appraisal report to come back, we will prepare for the potential negotiation that could take place if the appraisal does not come in at value.
Step 5- At this stage, it often seems like nothing is happening but there are many steps behind the scenes to be aware of.
Step 6- When the lender gives the buyer a “clear to close” that signals some next steps as we get closer to the end of the transaction.
